New build homes, industrial units and major extensions are priced on a complete construction basis. We liaise with your architect or design team, agree a realistic programme and coordinate our own trades alongside trusted subcontractors. Structural works, envelope, internal partitions, first fix services and finishes can all be included within a single proposal. Every scheme is costed carefully so allowances and exclusions are clear from the outset. On site, our management team focuses on sequencing, safety and quality, making sure key milestones are met and inspections are signed off as planned. Throughout the build we handle waste removal and recycling, keeping the site organised and compliant.

Extensions & Structural Alterations

Many clients come to us when they need to extend or alter existing buildings but still keep trading or living on site. We review the structure, services and access first, then agree a sensible sequence of works that reduces disruption and protects finished areas. Temporary supports, openings, lintels, staircases and new floor layouts are planned and checked before work begins. Our tradespeople are used to working cleanly in occupied properties, controlling dust, noise and deliveries. Waste materials are segregated as we go, so recyclable streams can be removed efficiently and skips are used effectively. This approach helps complex extension projects stay safe, tidy and predictable.

Refurbishment & Fit-Out

Refurbishment and fit-out works are ideal when the main structure is sound but the space no longer suits the way you work. We strip out redundant partitions, ceilings and finishes, then rebuild with new layouts, services and surfaces that support your team. Joiners, plasterers and decorators work closely together so details such as doors, skirtings and junctions look neat and consistent. For commercial clients we coordinate with IT, furniture and specialist suppliers so programmes align. Where required, we arrange deep cleaning and responsible disposal of old fixtures, fittings and packaging, leaving the building ready to move straight back into.

Site Management & Waste Services

From £2,000/Month  Up To 10 Visits

Some clients prefer to appoint their own trades but still want a professional to oversee quality, safety and programme. Our site management service provides regular visits from an experienced project manager who checks progress, reviews risk assessments and method statements, and records any issues needing attention. We report back in clear language, helping you keep control of costs, timescales and standards without needing to be on site every day.

In addition, Lswp Properties Ltd can organise full waste management for your project, even where we are not the main contractor. We arrange skips, segregated containers and licensed carriers, tracking weights and recycling rates where required. This keeps your site compliant with duty of care obligations and reduces the amount of material going to landfill.
